Home Improvements that Increase the Value of Your Property

You don’t need to spend a lot of money to raise your home’s value. Many times, low-cost home improvement projects usually produce a greater return. So if you want to improve your home’s curb appeal on a budget, you will find a wide variety of affordable projects that will give you a big payback. Here are some inexpensive home renovations you can implement.

You can find more information about home projects and how to refresh your living space on happyhomereports.com.

Make your entrance stand out

With one coat of primer and two coats of high-quality exterior paint, your door will wear a new look and give a great first impression. Some studies show that the value of your home can rise by thousands of dollars just by upgrading your front door.

When your budget permits you, and your front door needs more than a new coat of paint to look great, you can opt to install a brand new door. Replacing your standard door, with a steel one, can add an extra 5 percent to your home’s overall price. The process is fairly straightforward and yet it will give back dividends when it comes to your property’s curb appeal.

Work on the garage

Installing a new door for your garage is another affordable way to get a good return on investment. Experts report about 90 percent return. You may also add some high tech upgrades (remote control) to the new door to attract a higher price from prospective buyers.

An inexpensive way to make the garage look more appealing is to paint it. With the large size and conspicuous position of the garage, once you paint it, nobody will pass by it without noticing it. You may also fix decorative hardware as faux hinges and door handle to it. All these upgrades can be done as do-it-yourself projects with very little money.

New Licks of Paint

After living in your home for a number of years, the walls will most likely have marks and scratches. The paint may also look dull and tired. For a relatively low price, you can paint your interior walls and give them a new look with fresh sheen. If your budget permits it, you may also ask a professional to help you with the painting of your rooms. To brighten and freshen a room in a way that will appeal to a large part of the market, use lighter colors such as creams or neutral greys. Stay away from colors that are very bold.

Brassed off

In the 1980s, homeowners installed shiny brass fixtures to beautify the home. But today, these very same fixtures make the home seem dated. To freshen things up, replace your brass fixtures with bronze or brushed nickel versions. Without spending a fortune, you can change old brass cabinet knobs, drawer handles and plumbing fixtures to modern attractive ones.

If replacing brass fixtures does not fit into your budget, you can spruce the fixtures up with an antique look. Simply buy a brass darkening solution from your home improvement store and give your fixtures a trendy antique brass appearance.

Lighting with LED

Update your old incandescent and fluorescent lighting bulbs with energy-efficient LED bulbs. You can also install new overhead fixtures and table lamps in your rooms.

After you’ve changed the fixtures and bulbs, add new light switches. Install dimmer switches with motion sensors that turn the lights on when someone comes into a room. The same also turns off the light when there’s no activity in the room. Today’s home buyers love energy-efficient homes so they will place a higher value on this kind of technology being part of the package.

Kitchen refresh

The kitchen is one of the key areas buyers focus on when inspecting a home. A low-cost way to update your kitchen is to paint it. Instead of spending a large amount of money on new cabinets, you can repaint them and change the knobs. You may even replace the wood cabinet doors with glass doors to create superior lighting effects and modernize the space.

Clean the outside

Real estate agents suggest that doing a thorough cleaning of the front of your house can increase its value by thousands of dollars. Remember that this is the first impression buyers have of your home whether they are viewing it online or in person.  Interestingly, the cost of renting a pressure washer is quite low, and it will make it easy for you to get rid of the mildew and dirt from the exterior of your home.
